2.7 Titled Hectares in El Espino, Panama
Enjoy nature in El Espino on your own private estate. This 2.7 hectares is totally fenced, and a path along the fenceline is maintained monthly. Otherwise it’s all natural, with flowers, trees, brush and grass. Armadillos, rabbits and at least three mid-sized “cats” have been seen on the property recently, and as the area is developed and cleared we’ll probably see more animals moving in.
Close to surfing beaches in the San Carlos area, medical clinics, restaurants and El Rey, Super 99 and three shopping malls in Coronado, a short drive up the hill to beautiful El Valle de Anton and an hour or so from Panama City, and just 15 minutes from the new Rio Hato Airport, you can have all the advantages of country life without sacrificing those of city life.
The road to the property is paved or crushed rock, and extends from the highway to El Valle to the full length of the front property line. After you wind your way through the sleepy village of El Espino, you’ll cross a new bridge over a small creek. The road in is easily handled in a vehicle with standard clearance and 2WD.
The boundaries of the property loosely follow a dry creek bed running through the center from NE to SW, rising on both sides. Looking from the road, the front left side is heavily wooded. The right side of the property includes woods at the lower levels and cane a little higher.
At the road that extends along the lower entire property line of 140 meters plus, the elevation is approximately 300 ‘above sea level, whereas the top of the property is 330’.
The long road frontage would facilitate subdivision / development as each lot could have direct road frontage.
The property is bounded on all four sides by other farms. The 8 hectares on the opposite side of the road is used for cattle grazing and is for sale at $ 7/meter. The 8 hectares on the left side has-been developed for 3000 square meter lots which sold for $ 8.50-$ 10/meter. Electric meter panel is finished and Union Fenosa concrete pole was installed next to it. Just waiting for an inspection and hookup. Water is on the property. The water source is El Valle. The 45-hectare estate on the right side is used for cattle and has-been in the same family for generations.
It’s very peaceful and quiet with only the sounds of birds and cows breaking the silence. The neighbors had a footpath along the front property line that’s actually designated as a public road. Its been widened and graded to accommodate vehicular access to the property.
The road dead-ends at the far end of the property line so there is NO vehicular traffic in front other than your own, and one other couple. As the other neighboring fincas have no construction going on, it’s still very quiet.
With all the trees it’s impossible to see the whole property at a glance, palm trees were planted every 50′ just inside the fence line. Eventually they will outline the property even from a distance, and provide coconuts to boot!
This property is fully titled and the price was just reduced to $ 3.63/square meter, or $98K. No financing is available from the seller but a partial swap for a late-model pickup or motorcycle, or real estate near Volcan would be considered.
